Historically, real estate has been one of the safest investments to generate wealth.
People will always need a place to live so real estate tends to hold its value. While I’m a big proponent of diversification, you can’t sleep in or receive rent from your stock portfolio.
In the last 81 years, home values have only gone down 5 of those years. I’ll take 76-5 odds.
That 5 year chapter (2007-2011) surrounding the Great Recession and the subprime mortgage crisis created an overhaul of the mortgage underwriting process and financial regulatory system. We have to look to that time for lessons but draw comfort from the changes that were put into place.
Of course, all investments carry risk. Before you invest in real estate you need to thoroughly research your strategy and market. You want to be sure you have enough money saved to execute your plan, maintain an emergency fund, and have options for an exit strategy mapped.
Real estate is a surprisingly flexible investment. There are multiple paths you can take at any given time. Long-term, mid-term or short-term rental, refinance, sell, subdivide, rezone, there are so many options available if you need to respond to changes in the market.
I’ve seen real estate provide security and wealth time and time again. Once you’re able to make that first leap, your equity has the potential to offer you incredible options and opportunities.

I had a paradigm shifting moment in Belize last summer. The Caribbean Sea was singing the sweetest of siren songs. The bluest blue you’ve ever seen and a happiness that comes with the unhurried pace of island life.
My husband and I have been considering options for a vacation or retirement property (Colorado?) to be paid for by short term rental income. Something about that trip made me question why not Belize? Or Costa Rica? Or Portugal?
I spent some time upon our return home daydreaming about the possibilities. And then the resident left-brain analyst piped up with a bunch of questions. The responsibilities of work and daily life reappear and this could be the natural place to shelve a dream.
